Our services include:

• Signing a written Agency Agreement with you as a Buyer-Client. The agreement includes beginning and ending dates, service fee structure and payment method.
• Our pledge of absolute confidentiality to you, protecting your interests in every aspect of the transaction.
• Assisting you in evaluating interest rates and closing costs with various lenders.  We won't steer you toward a favorite lender; we'll help you find the best deal for your needs.
• Searching the real estate market, including properties for sale by owners and builders, to locate properties to show to you.
• Informing you about any defects or problems we have observed or in any way discovered before preparing an offer to purchase a property.
• Preparing a comparative market analysis, including explanations and documentation, to determine a property's true market value. We will not prepare an offer to purchase a property we have not personally previewed for you.
• Providing an estimate of closing costs and truth-in-lending estimate provided by the mortgage company before you sign an offer to purchase.
• Preparing a contract offer designed to your interests including disclosures and other matters as required by law.
• Developing a contract negotiation strategy with you, including pre-set limits on key points of negotiation.
• Counseling regarding requirements specified in the contract and arranging to have professional inspectors inspect the property if the contract is accepted
• Notifying a Seller of inspectors' findings and repairs that may be required to close on the sale.
• Working with the title company and mortgage company to make sure that your interests are protected.
• Reviewing the settlement statement for accuracy with you.
• Accompanying you on a property walk-through before closing.
• Attending the closing with you to support your position at closing.
